Housing:
There isn’t enough people who are qualified builders, carpenters, electricians, plumbers, drywallers… to build 2x-3x times houses as are currently being built. Maybe someone could walk through the hallways of York University handing out shovels for “shovel ready jobs” and tell them they’ll earn $20 / hour for the first year and yes that includes unheated buildings sometimes and yes “marc in calgary” is going to yell at you some days but especially Tuesdays if you’ve phoned in sick on Monday and there’s no chance of that stopping…

It takes 4 years of apprenticeship to get there, and there hasn’t been a 2x jump in registered trades workers over the past 5 years. I imagine many of them quit the trades especially from working at places such as P.C.L. who insisted that if you weren’t jabbed you couldn’t work at their open air sites. They weren’t able to stop unjabbed people from walking by their open air construction sites while the hystericals were screaming for mandatory jabs. Apparently the #Libranos are going to cox them back but we have no idea how.
I just checked now at SAIT in Calgary, they’re hiring 3 “pre-employment” pipe trades instructors in the next while, I think they’ll start in Sept. 2024 so those students will be able to lead a crew starting in about 2028-2029 and then they can contribute to whatever the #Libranos deem worthy then… but it won’t be 800k houses each year as that’s pure idiocy.

You miss out that most trades have the apprenticeships largely controlled by the unions, who want to limit the number of people in them to increase the amount of remuneration.
You don’t even have to go that far. A buddy of mine decided to become a plumber and gave up after a year because every plumber within three cities is part of the same family and they refused to sign off on over half the apprenticeship hours he was putting in. They didn’t want any local competition. He went into IT security instead.
The “avoid university, go to trade school” folks are ignoring that the trades are just as strangled by regulatory capture.

What does that mean?
It means the Canadian dollar is going back down to sixty five cents, where it was in the 1990s during the last fiscal crisis. And that means interest rates will be going up, not down, to protect the dollar from falling further.
I don’t think there are too many union people working in residential construction. And very few journeymen tradesmen. And not much in the way of safety either. A bunch of guys show up in a truck and go at it.
PCL doesn’t do any residential. Most residential is done by firms with three or four employees, and they sub contract almost everything to other small subcontractors.
This is not to say that the quality of work is always substandard. Most of them build nice houses that meet building code requirements. But they pay $ 25.00 an hour and have new employees pass through on a weekly basis as a result. It’s hard to attract good people when you don’t compensate them adequately.
